From the posting

159 Boerum Street, apartment 9H. Bright, renovated 1-bedroom, 1-bath apartment with north and west exposures and Manhattan skyline views. The building has a doorman, elevator, gym, bike storage, garage and shared roof deck. In-unit washer/dryer. Pet-friendly building. Nearest trains: L, J, M. $3,850/month. Ideally an October move-in, but I'm flexible on the date - earlier or later both work. Minimum 12-month lease, with an option to renew. No broker fee. The apartment can be rented unfurnished, or furniture can be purchased separately. Building application requirements: annual income of 40 times the monthly rent and a US credit score of 650 or above. The building's $60/month amenity fee is currently waived on the existing lease; please confirm whether the waiver carries over to a new lease. Reply through Craigslist to arrange a viewing, and include a couple of times that work for you.

Repairs the city has ordered

  • Medium1 open order to fix something the city calls immediately dangerous.

    HPD violations, NYC Open Data

  • Minor1 open order for a hazardous condition.

Hazardous conditions — peeling paint, broken plaster, a door that won’t lock. The landlord gets 30 days.

    HPD violations, NYC Open Data

  • Minor6 open orders for a minor problem.

Minor problems, 90 days to fix. A handful in a large building is ordinary; a lot of them suggests repairs are not being kept up with.

  • MediumTenants complained to 311 about heat or hot water 10 times in the last year.

A violation is a written order telling the landlord to deal with an infestation, issued after an inspector confirmed it. It stays on the record until the work is certified.

The posting itself

  • This posting scores 92 out of 100 against known signs of a fake listing, with nothing found.

Scored from the price against comparable flats nearby, the wording of the posting, and whether its photos and text appear on other listings. It is about the advert, not the building.

Everything above comes from New York City’s own published records. Square footage estimated from the city's tax-lot records, so treat it as approximate. Checked 17 days ago.
