From the posting

3-bedroom, 2-bathroom (one of which is an en-suite) Available January 9th 2027 at $7,840/month (+amenity fees) We're leaving New York for family reasons, which means finding tenants for our gorgeous apartment we loved living in. We drank a lot of coffee watching the sun come up over the Brooklyn/Queens skyline, and just as many glasses of wine watching it disappear behind the Manhattan skyline at night. This space is modern, drenched with natural light and spacious. The lease (take-over) runs January 9th for 12months at $7,840/month. You would need to apply directly with the management company, who would review your application and be the ones approving. You’d be welcome to renew your lease after 12months. Guarantors are fine, pets are welcome, and it's a smoke-free building. Please reach out if you're interested, I can also provide a video walk-through of the apartment. 3 Bedrooms: - Each bedroom is well appointed with spacious built-in closets and blinds - The bedroom we chose to sleep in looks directly out over the East River - One of the bedrooms is an en-suite Other perks: - Washer/dryer in the unit - Central air conditioning - Modern kitchen/appliances - Pet friendly The building’s amenities (monthly rate per person - please inquire for latest rates with management company): - Very modern gym with great equipment and looks out over the grassy common terrace - Pool with sauna and showers - Kids playroom - Entertainment room (large TV, kitchen, plush seating and pool table) - 2 x co-working spaces - both with lots of natural light and great views - 2 x large communal terraces each with grills - Tennis court (access comes at an additional monthly fee) - Basketball court (access comes at an additional monthly fee) - Concierge (really lovely team of people) - Package room (with freezer/fridge for food boxes + laundry drop off area) - Bike Storage (extra $50 per month) - Pet cleaning facilities - Private garage under the building - 2 x towers - north and south - both with elevators Application requirements: - They must make 40 times the market rent and nothing to review on their screening. - Two (2) forms of photo identification (driver’s license, passport, and/or social security card) - Letter of employment (typed on company letterhead, stating hours worked, hourly rate/salary, and start date) or two (2) most recent pay stubs - Tax info (most recent W2/1040) - Most recent bank statement - If self-employed, tax returns for past three (3) years & CPA letter regarding current and future estimate of earnings. - Pet info (photo and vaccination history. - Income Requirements: Tenants should earn an average yearly income of 40x the monthly rent. Repairs the city has ordered

    HPD violations, NYC Open Data

  • Minor1 open order for a hazardous condition.

Hazardous conditions — peeling paint, broken plaster, a door that won’t lock. The landlord gets 30 days.

Heat and hot water

  • No heat or hot water complaints to 311 in the last year.

Landlords must keep heat on from 1 October to 31 May, and hot water all year. Complaints here are from tenants in this building, not from us.

311 service requests, NYC Open Data

Pests

  • Health inspectors have not visited in the last two years.

The health department inspects buildings on complaint and on patrol. No visit here in two years is not the same as no rats.

Noise

  • Medium22 noise complaints to 311 in the last year, of which 20 were about neighbours rather than the street.

The posting itself

  • This posting scores 92 out of 100 against known signs of a fake listing, with nothing found.

Scored from the price against comparable flats nearby, the wording of the posting, and whether its photos and text appear on other listings. It is about the advert, not the building.

Everything above comes from New York City’s own published records. Square footage estimated from the city's tax-lot records, so treat it as approximate. Checked 15 days ago.

Reported crime is counted within 500 m over 12 months, from NYPD complaint data, and split into violent and property offences because busy commercial blocks record far more theft than quiet residential ones. We don’t reduce a neighborhood to a single score, and no apartment is ever hidden from you based on its area. Checked 20 days ago.
